How soon will the units be available?

We are currently breaking ground now, and will be completing phase 1 Q4 of 2026.

Do I own my condo unit?

Yes,  this is a fee simple, deeded piece of real estate.  Similar to a residential condominium.

How many condos are there and what are their sizes?
In the final build-out, there will be up to 28 units.  In the first phase, 13 units will be built.  Ownership of multiple units is allowed and can be combined.
What standard amenities are included in every condo?

Air conditioning, bathroom, a generous LED lighting package, 200 amp, 3 phase electric service, multiple outlets, with natural lighting and windows.

What options and upgrades are offered?

Custom upgrades available at additional cost include a variety of flooring options,  vehicle lifts, coffee bars or other cabinetry, enhanced lighting, video surveillance,  expanded security system, and more.

Are there restrictions on the use of my condo?

YES. You may use your condo as you see fit. However, any use that creates excessive noise, dust, hazardous materials or pollutants, or result in obvious fire hazards or negatively impact the reasonable use and enjoyment of other units are not permitted. You’ll get a chance to review and accept the formal, detailed Northlake Vista Commercial Condo Owners Association Rules and Regulations before the purchase process.

Can I rent out my condo?

YES. Tenants must follow the rules and regulations of the NVCC Owners Association and acknowledge them upon lease execution, but beyond that, you are free to rent your unit.

Can I live in my condo?

Per city regulations, full-time residency is not permitted.

Can I operate a business from my condo?

YES, Include in the purchase price is one ADA size restroom.  Additional restrooms or showers can be added during or after the construction phase.

Will the facility have a club house?

No, owners are encouraged to make their space their own and utilize their condo for social space

Can I access my condo 24/7?

YES. There are no access restrictions, day or night for owners.

Are there ongoing costs associated with my condo?

YES. There will be NVCC Owner Association fees that will cover almost everything outside of your condo.  Those fees are prorated the percentage of ownership you have with each unit.  The Owners association is a non-profit entity. Not a revenue source.  All funds are spent on the maintenance and care of the common area.

What is covered in these fees?

Care of the common spaces, including the landscaping, exterior lighting, water, insurance and other operating expenses such as reserve funds for future updates.

Who pays for the electricity in my condo and what are the specs?

Each owner pays for their individual use only. Each condo will be individually metered by  CoServ and will have a 200-amp sub-panel, three-phase. Some condos will have the ability to have back-up power units installed at the buyer's expense.

Do the condos have fire sprinklers and fire alarms?

YES, all condos have fire sprinklers, and they also have 1-hour, fire-rated, insulated walls separating the condo units.

Is financing available?

YES. The condos are treated like standard condominium units and can be financed.  Our banking partner offers very competitive rates.  There is also a lease-to-own option available.
